Aileron SBA Finance Programs

Aileron's SBA loan programs are designed to meet the needs of growing small- and mid-sized businesses, and offer many advantages over conventional bank loans and other types of financing. For the cash-conscience business owner, our 504 program provides up to 90% loan-to-cost financing, allowing you, the business owner, to maintain greater liquidity. Additionally, our programs offer longer amortization periods and terms than traditional bank loans, which means lower monthly payments and better cash flow.

SBA 504 Loan Program Highlights

Aileron Capital’s SBA 504 loan program provides up to 90% LTV financing to small businesses who are the primary users of their buildings. The loan is comprised of a first mortgage provided by Aileron, and a second mortgage funded by the SBA through a debenture offering. Rates for the first mortgage can vary, depending on property type and borrower strength, and the SBA second is fixed over the 20-year, assumable for the life of the loan. RECENTLY CLOSED DEALS

Commercial real estate, as well as fixed assets with economic life of 10+ years

• Aileron first mortgage – 10 year term; 25 year amortization
• SBA second mortgage - 20 years, fully amortizing

SBA 504 Interim Loan Program Highlights

Aileron works with other first mortgage/deed of trust lenders by providing short-term, second mortgage/deed of trust interim loans, to bridge the gap between the initial closing and SBA debenture funding. The following are the terms under which Aileron provides this type of financing:
