- SBA 504 Loans: With tighter credit guidelines at the banks and the secondary market still frozen, the demand for commercial real estate financing growth capital is robust. Aileron provides up to 90% Loan-to-Cost financing to business owners, for the acquisition of commercial real estate and other fixed assets.
- USDA B&I Loans: For business owners looking to acquire or refinance commercial real estate in rural areas, Aileron offers loans guaranteed through the USDA Business & Industry (B&I) program. Aileron provides 25 and 30 year, fully amortizing loans, up to $10 million. Ground-up construction-to-permanent loans are available through Aileron's B&I loan program.
- SBA 504 Interim Loans: Aileron works with other first mortgage/deed of trust lenders by providing short-term, second mortgage/deed of trust interim loans, to bridge the gap between the initial closing and SBA debenture funding. Interim loans are typically up to 120 days, and payments are interest only.
- Bridge Financing: For borrowers seeking to acquire commercial or residential real estate, Aileron provides short-term financing when conventional financing is not available, or the deal needs to close quickly. Bridge loans offer terms up to 12 months, with LTVs up to 80%. Loans are provided through the Aileron RE Opportunities Fund I, LLC.
The management team at Aileron has over 40 years of combined experience in residential and commercial lending, and has closed in excess of $4 Billion in loans over the past 15 years.
